  • Work with owner to establishing rents, security deposits, and applicable fees
  • Advertising the property. Including signs and flyers, MLS listing, Blue Book listing, and news paper ads
  • Screening of the prospective tenant (rental/credit history/criminal checks)
  • Preparing, explaining, and executing comprehensive lease agreement

 Management 

  • Collect rents and other fees (including late charges)
  • Maintenance by qualified contractors, 24 Hour Emergency maintenance if required
  • Conducting move-out inspections, photographing and providing cleaning guidelines
  • Renewing existing leases at current or above market rents
  • Reporting any amounts due to national credit bureau

Itemized Reports 

  • Maintaining records of income and expenses
  • Issuance of detailed monthly and annual statements
  • Proceeds & statements mailed within 24 hours after receiving them
  • Issuance of 1099 tax form and expense breakdown promptly at year end
  • Original maintenance invoices provided

 Legal and Collections

 Collect security deposits and monthly rent

  • Late, non-sufficient funds, and three day vacate notices in cases of rent delinquency
  • File for evictions
  • Supervise eviction process
  • Represent owner in court if needed
